Terms of Service

Terms of Service

Welcome to SRI BINAMAN SDN. BHD. These Terms of Service explain the conditions for using sribinaman.com and requesting our services.

1. Application of These Terms

These terms govern your use of our website. For service bookings, they apply when provided to you and accepted as part of the booking process.

Any accepted quotation, work order, or signed service agreement forms part of the service contract. If there is a conflict, the specific terms agreed for that work take priority, subject to applicable law.

2. Our Services

Our services may include sanitary system maintenance, sewerage treatment plant maintenance, grease trap and ejector tank servicing, CCTV pipeline inspection, desludging, and high-pressure water jetting.

Availability, methods, equipment, and scope depend on the service location, site conditions, assessment findings, and agreed quotation.

Website descriptions provide general information. The accepted quotation or service agreement defines the work included in your booking.

3. Enquiries and Bookings

Submitting a website form, email, or WhatsApp enquiry does not automatically confirm a booking.

A booking is confirmed when we accept the request and agree on the scope, charges, and service arrangements. Any required deposit will be stated before confirmation.

Please provide accurate contact information, site details, and a clear description of the issue.

4. Quotations and Additional Work

Quotations are based on the information available and any site inspection performed. Each quotation will state its validity period and applicable charges.

If we discover concealed defects, additional blockages, restricted access, or other conditions that affect the agreed work, we will explain the findings and seek your approval for additional work and charges before proceeding.

If approval is not given, we may pause the affected work and discuss suitable next steps.

5. Customer Responsibilities

To help us carry out work safely and efficiently, please:

  • Ensure that you have authority to approve work at the property.
  • Provide safe access to the relevant work areas.
  • Arrange any necessary building management permissions or access approvals.
  • Inform us of known defects, underground services, hazardous substances, and site restrictions.
  • Provide access to water or electricity where agreed in advance.
  • Keep unauthorised persons away from the work area.

We may pause work where access or site conditions are unsafe, and we will explain what is needed before work can resume.

6. Appointments and Delays

We will make reasonable efforts to attend and complete work within the agreed schedule. If no completion time is agreed, we will perform the service within a reasonable time.

Weather, equipment issues, access restrictions, emergency conditions, and unexpected site findings may affect scheduling. We will notify you of material delays and discuss revised arrangements.

Emergency response times are confirmed individually and depend on availability and location.

7. Payment

Prices, deposits, payment milestones, applicable taxes, and payment due dates will be stated in the quotation or service agreement.

Please make payments using the methods stated on our official invoice or confirmed through our verified contact channels.

Any call-out fee, inspection fee, overtime charge, or other additional charge must be disclosed and agreed before it is incurred.

8. Cancellation and Rescheduling

Please contact us as early as possible if you need to cancel or reschedule.

Any cancellation fee or deposit deduction must have been disclosed and accepted before booking and must be reasonable in relation to the work performed or costs incurred. We will explain any deduction and refund any remaining amount due.

If we cancel and cannot agree on a replacement appointment, we will refund payments for services not supplied, subject to your applicable legal rights.

9. Service Standards and Limitations

We will carry out services with reasonable care and skill.

Cleaning, desludging, and maintenance may not resolve problems caused by collapsed pipes, defective installations, structural damage, or other underlying faults. Where identified, we will explain these findings and recommend further action.

CCTV inspections report conditions visible in accessible sections at the time of inspection. Restricted access, standing water, debris, and pipe configuration may limit visibility.

Any specific service warranty will be stated in the quotation or service agreement. These practical limitations do not exclude our responsibility for defective work or your statutory rights.

10. Service Concerns and Complaints

If you have concerns about completed work, contact us promptly with the service date, location, invoice reference, and relevant details or photographs.

We will assess the concern and, where appropriate, arrange an inspection or corrective action. Any remedy will reflect the circumstances, agreed terms, and applicable law.

11. Responsibility and Legal Rights

Each party remains responsible for loss or damage arising from its breach of contract, negligence, or other conduct for which it is legally responsible.

Nothing in these terms excludes or restricts liability or consumer rights that cannot lawfully be excluded or restricted under Malaysian law.

12. Website Use and Content

You must not use this website unlawfully, submit malicious content, attempt unauthorised access, or disrupt its operation.

Website text, branding, photographs, graphics, and other materials belong to SRI BINAMAN SDN. BHD. or their respective owners. You may view and download materials for personal reference or to evaluate our services. Other reproduction or commercial use requires permission, except where permitted by law.

We aim to keep website information accurate and current. Please confirm service availability, pricing, and technical suitability with us before relying on general website content for a particular project.

13. Privacy and External Links

Our handling of personal information is described in our Privacy Policy.

External websites and services linked from our website operate under their own terms and privacy policies.

14. Events Beyond Reasonable Control

If an event beyond either party’s reasonable control prevents performance, the affected party should notify the other promptly and take reasonable steps to minimise disruption.

We will discuss rescheduling or other appropriate arrangements. If the service cannot proceed, payments for services not supplied will be addressed in accordance with the contract and applicable law.

15. Changes to These Terms

Updated website terms will be published on this page with a revised date.

Changes will not alter an existing confirmed service contract unless both parties agree or applicable law requires otherwise.

16. Governing Law and Disputes

These terms are governed by the laws of Malaysia.

Please contact us first so that we can attempt to resolve any dispute. Nothing in these terms prevents either party from seeking relief through a competent court or an applicable consumer tribunal.
